Will be visiting soon. Have a few towns picked to check out, where else? (Maryville: HOA)

Hello all-
We will be visit g for our first time in early November. Staying in Seiverville to hike and keep kids busy. While we are there there a reason a few towns I plan to check out. We'd like to eventually move to the area. Here's some of what we are looking for:

Lots that are a couple of acres each, at least 3 or so. I want neighbors, not total isolation but to be spread out a little.

No Hoa

Not sure if we'd get there permenatly before retirement, but we'd like to be in a good school district just in case.

A small close food store but with in a half hour - 40 minutes to bigger shopping. (I'm hoping ideally to find a local farmer who pasture raises his animals). I believe Knox has a Whole Foods? Or maybe something simliar in another town? Just looking for organic options.

Ideally we'd like to buy a lot. Looking to build a log with mountain views.

So far I've narrowed down to walland, telico plains and Maryville that I'd like to try to get a feel for while we are there. It's seems crossville may also for those needs? But that may have to be a separate trip. Am I on the right path with chosen towns so far?

Any suggestions for others in the area that may be a good fit?
