Hi all,

We are looking at moving to Blount County for retirement within 24 months and are considering building a house.

Does anyone have an idea of the cost/sq ft of new construction in Blount County? Also, does anyone know of a good builder in the area? It has been 30+ years since we built a house and that was through the builder associated with a Realtor in South Carolina. I think we need to talk with several contractors to get their thoughts, prices, pros and cons, and reputation.

To me it is very scary to go into a new location, select a builder and trust that it will go smoothly. I am leery of this as my dad had a builder construct a house and the builder took the bank advances to pay other bills leaving purchases for my dad's house unpaid! Dad eventually got sued by several suppliers and had the hassle of lawyers, courts and the builders bankruptcy to deal with! He came out of the mess ok but what a problem he had!!!!

So, how do we go about finding a good builder?

Regardless of who you decide to go with. Make sure you talk to previous clients, go and look at their previous builds, and check with the licensing board to see if they have a valid license, and if they have had any complaints.
The expert witness work I have done with new construction litigation almost always could have been prevented if they had vetted the builder a little more than.... "He was such a nice guy and went to church with my cousin's, hairdresser's neighbor."

Once you decide on a builder, make sure you have a clear understanding on what he plans to do, and he has a clear understanding on what you are expecting. Have a good contract that spells out everything. Then visit the site as much as you can, stay in constant communication with the builder, and document everything.
