Does anyone know about the lease rates paid by cell towers in this area?

Cell towers build on an owner's property and then pay the owner "rent" for this.

I'm having trouble finding any info on Knox county (or nearby areas) and the common lease agreements.

I have been approached by large carrier.

~$1k per year till a tower is built with a 5 year lease.

Once a tower is built....$800 per month minimum, and goes up from there....

Thank you, that seems to be what I'm guesstimating... although I believe that it is possible to get the monthly rate paid while the thing is being built.

Now, I'm also wondering how a person goes about selling their house with an existing cell tower lease already on it!

It would be crazy to sell the house at the usual market value. In some cases, that would be like selling it for free (your mortgage will be paid by the tower company!).

It takes ~ 4 months to set up a tower and get it up and runing....

If you have several acres......split that off and keep it for yourself....

Ha! Yes... that could work, but I think my neighborhood no longer allows the subdivision of existing lots.
Good idea, though.

For me, I would probably be forced to sell the rights to the lease and then sell the house.
I found a post that said, for top tier company towers (like AT&T), expect to get 140 x monthly rate. That would be $140,000 for the rights to the tower lease.

Then I would need to sell my house along with a new flaw.... a cell tower eye sore.

If things go well with the deal, a home sale would probably be reasonably profitable even with the now-depreciated, cell-tower-having, house.

I should get into negotiations of sorts tomorrow.

So, Bones, what makes you so knowledgeable? Do you have experience with this?

Wow, hiknapster.... interesting.

And interesting that they can lease parts of their tower to other providers for $1,900 a month!
This might give me some indication of what I can ask (probably less than that, for sure).... just one extra provider stuck to their tower would pay for my rental deal with them.
(if that is, indeed, the rate around here)

For me.....I would NOT buy a property out here in the boonies looking at a cell tower....

My neighbor went through this last summer. He has over 100 acres and wanted my thoughts on a cell tower near me....NOT..... Plus he wants to sell his property and thinks it will hurt his chances....
