If I subtract the Rural Metro subscription, the insurance savings and the trash, brush, leaf and bulk pickup, I come out WAY ahead by living in the city. It will depend on the worth of your house, of course.

Our county prop taxes are ~$1600 for a 3500 sq ft home. A similar home in "the city" would have property taxes of approximately double ($3200). The additional costs I have living out in the county include the following:

$204 / yr for garbage (includes brush, leaf pickup)
$400 / yr for Rural Metro
$40 / yr for HOA fee

So, my total costs are $2244 per year as compared to $3200 in the city.

Either way, I figure Knoxville is a great deal.

When I moved from rural Knox County into the city of Knoxville my homeowners insurance premiums dropped considerably in addition to not having to pay for garbage pickup and not having to pay Rural Metro. Then, adding the savings in gasoline for being much closer to my job and shopping, it's ended up being quite a bit cheaper to live in the city vs. the county.

My commute is much shorter by living in the west part of Knox County.

As I said, there is a cutoff point.

My taxes are about $1,200 in the city. I'm coming out way ahead.

For you, West Knoxville makes sense but it is not for everyone, obviously. That's the beauty of this area. It has something for almost everyone.

Oh. And when I lived out in the county back in 2007 my trash bill was MUCH higher than that. $17 a month?

Just got off phone with Rural Metro. They wouldn't divulge their rate calculation but it is based on sq footage. My home in W Knoxville is 2380 sq ft. RM bill is $360/year which = about $0.15 per sq ft. sounds kinda high? do they negotiate?
