I've been to Independence twice. Both times I discovered that houses for sale were very low priced. Around $20k-$50k. If you wanted something with acreage, it is affordable. I just applied for a manufacturing job in Caney. I'll see if they actually give me a call. I'm wondering what Caney is like and whether there will be any houses for rent/sale. I'm hoping to be able to go hog hunting in Oklahoma with my catahoula dogs.

Look up the crime information for Independence, not good at all for the size town it is. Low real estate prices in the area are because of huge population declines, very bad poverty/lack of good paying jobs, and bad drug issues that plague most of rural SE Kansas. Montgomery County where Independence, Coffeyville, and Caney are located has lost over 10% of the total population in the last 10 years. There are far better places to live in Kansas than that area...

Sure have, numerous times, it isn't a pleasant area and there are far better places to pick from.

To be honest, not since summer of '81, when I worked @ Elk City Reservoir & lived in downtown Independence.

My ancestors go back several generations in Independence. My grandfather was Clerk of the District Court. My Dad left in ~1939. We'd go back often to visit relatives in Independence & Neodesha. My maternal ancestors were from Yates Center.

ALERT: The humidity in that area brings Heat Index that is much less tolerable than in the Wichita area. My roomie & I were used to HI in Toronto & Yates Center. Some mornings, we'd get up, guess the temp. & stroll downtown to see the bank's temp sign. We'd always over-estimate the actual temp by several degrees.

Cobalt Boats, Neodesha, is likely the most desirable manufacturer in the area. The abandoned aircraft plant in Coffeyville likely paid similar wages.

Most of the low-cost housing I recall would be described as Shotgun houses.
