Hello everyone,

I am in the Marines and I will assigned to Kansas City MO early September for a new tour.
I am getting married in September so my Fiancee and I are looking for a place to rent around the KC area, we were looking at Overland Park and we like it from what we can read from the internet, but we have never been to that area so we're not exactly sure.

Can anyone give me advice as to the surrounding cities, we were looking for a place where the commute can be as far as 30 miles away from kansas City as long as we have a nice place to live, from what we read, we figured we could spend from $700 to $1000 in rent and have a nice place to live.

Hi Ruben,

First, thank you for being a Marine and for what your dedication and commitment to duty means to us every single minute.

Second - congratulations on getting married!

Third - Overland park is very nice, and for $700-1000 per month you and your fiancee should be able to find a lovely apartment, townhome or even a home to rent without any trouble at all. If you will be at MOBCOM you will probably want to live in Johnson County - either in Overland Park, Olathe, Lenexa, or Leawood. You'll be able to get into the metro easily, but won't have to tangle so much with metro traffic on a daily basis.

Do you have a preference on the type of place you want (condo, apartment,house, etc)?

Wow thank you so much for the quick response,

I am honored to serve our great country and when people say thank you, we just know what we do matters.

well, we were looking for apartments but then my fiancee saw townhomes and she liked them. She lives in Southern California now and has never lived anywhere else so I'm trying to get something that will help ease the transition; I guess what I'm trying to say the bigger the better but not quite ready for a house yet, and definitely I'm looking for a garage for the new member of the family, my new Dodge charger.

How far is Johnson county from MOBCOM?

We are also in the process of looking to relocate to KCMO. I think Overland Park is in KCKS. We found rentals we liked in Liberty, MO and Lee's Summit, MO. apartmentguide.com was very helpful w/ pictures.

Overland Park is not in Kansas City, Kansas. Overland Park is in Johnson County and Kansas City Kansas is in Wyandotte County.

Overland Park, and pretty much all of Johnson County Kansas is considered a part of the greater metropolitan Kansas City, Missouri area.

Kansas City, Kansas is something else entirely. It sits in Wyandotte County Kansas, has its own downtown, etc. Wyandotte County has really improved with the addition of NASCAR, etc, but the downtown is still problematic.

When you see this skyline you are looking at KCMO:

I think MOBCOM is out off 155th south of KCMO, but eastward and in Missouri. Overland park would be nearly as south and westward (in terms of distance from downtown) - but still just a 10- 15 minute drive from MOBCOM. Lenexa or Olathe would be slightly further west and south of Overland Park. All of this is south of the loop 435 that encircles the city .

From Overland Park you could get to downtwon in 15-20 without a problem.

Sorry, I know Overland Park is not actually in Kansas City. I meant to say it is in the greater Kansas City Kansas metro area, vs. being on the Missouri side of the city.

If you are looking at moving to Johnson County I would give Overland Park a good look. Their is a lot of variety in the housing stock, and you can choose between many architectural styles and varying price ranges. Also their are a lot of interesting established neighborhoods that feature less in the way of cookie cutter houses. Olathe is almost entirely cookie cutter houses with few trees because nearly all the houses were built in corn fields. The real estate prices are more expensive in Overland Park for a reason. The overall quality of materials and quality of construction is generally excellent in Overland Park. You get a lot of house for your money if you have a good paying job. A decent 3-4 bedroom house in central and northern areas of Overland Park generally runs in the $220,000-260,000 range.
