The noise is NOT awful. I have worked practically sitting on 435 and you don't even notice it.

Really? I used to live south of 103rd and Antioch and noise was an issue years ago before they did the massive projects and upgrades. Home values tend to be higher in areas not on top of interstate highways for the most part, not always. Something for the OP to consider.

Sorry, but I worked RIGHT ON 435 within the last year and noise from the highway was not an issue at all.

Well, I actually usually work from home. But for a time I was working steps away from 435.

Leawood Estates is a very nice area imo. We toured several homes there and in the surrounding subdivisions when we relocated here in 2014. I love those circa 1950 brick ranches with ~2000-2500+ square feet on one level-- you could be on one end cranking music or playing poker with your friends and the family can sleep soundly on the other end. They are built to last. The large deciduous trees are beautiful in full bloom and provide good shade, keeps the cooling costs down in the summer. It's also desirable because of the topography - rolling hills which add dimension and character to the streetscapes. Folks around there tend to be high income so the yards and the homes are mostly impeccably well maintained.

Like others have said, I doubt you will notice the highway noise except maybe in the winter when all the leaves have fallen and the neighborhood is still and quiet and you step outside to grab the paper or whatever. Personally, I would want to be at least the third house in from 103rd. The traffic running up and down that road will be more noticeable than 435, at least I would guess - that is a major thoroughfare with a posted 35 limit with most cars going 40-45, and the occasional crazy person flooring it at 3:00 a.m.
