I still haven't figured out why indoor malls are so "out of style" now. I can think of 5 different indoor malls that have been torn down in metro Denver and replaced by "lifestyle centers", or whatever they're called now. While I like the more urban feel (if they're done right), when you live in a climate other than southern California, sometimes you just want to be inside. Metcalf South will probably turn into one of these "things", so hopefully they'll do a good job, if that's what happens to it.

I think a hybrid model would work the best. Combine the "lifestyle center" aspect with a parking garage with a skyway feature that can connect the various stores and restaurants. Less walking outside to battle extreme weather, and not completely enclosed like an indoor mall.
