Could anyone provide any advice or recommendation (how-to) on building a house on a lot that is marked wetland by the EPA?

The raw land is located in FEMA zone X (which is good), and my realtor tells me “the lot is buildable, however it has wetlands on the northern side of the property and plenty of high and dry buildable land on the southern end of the property. There is enough high and dry “non wetland” property on the northern end to put the driveway in and then build on the southern end (Just in case you’re not familiar with wetlands, that doesn’t necessarily mean the property is “wet”). It is defined by the EPA by the type of foliage growing on the property and they protect these lands. I have a lot of issues with this in my neighborhood.”

What are other steps I need to take (or do), when the land is marked “wetland” by the EPA, in addition to 1) paying $9142 impact fee, 2) get a permit for a well and septic tank, 3) get a permit for a driveway, 4) get a permit for a house, 5) get a permit to clear land areas for the driveway & house?

I think you will be better served by seeking advice from your GC or home builder. They should be educated on this matter, since it is likely somethings they have faced before.

Building in these areas require a lot of special permitting besides a regular home permit. This is not something you want to take on yourself. There's a lot of EPA regulations that also come into play as well. It's a time consuming process and it takes about 3 months to complete it if you have somebody who knows what they are doing.


There's a couple builders I would recommend you contact to talk to about this and most if not all should have experience in this type of situation. These are all extremely high quality contractors and any one of them will build you a magnificent home.
