My family is considering relocating to Jacksonville from Atlanta. We are very interested in Nocatee but I've read that CCD fees are around $1,200/mo. I'm not familiar with CCD fees - is that similar to HOA fees? Does anyone know the difference and/or is familiar with the cost associated with living there?

I came across it on a couple different websites. I haven't seen anything else to contradict this but hope that's not correct.

They're called CDD fees, not CCD.

I look at a lot of listings online and the highest CDD fees I've seen on new builds in Nocatee are up around $2500 per year. Fees on resales are often lower because they're partially paid off.

Yeah, the only neighborhood that I've seen in home searches that is close to that amount per month is Plantation at Ponte Vedra which is $1200/mth (assuming because of golf).

On a $450k home listed by Providence at Green Leaf Lakes (Nocatee), the annual CDD is $1489 and the annual HOA is $420.

I don't think that's how it works. I know in at least one CDD community, the amount of the CDD fee was based on the lot size (lot width, specifically) and it's charged to every owner of property of that same size. The fees are not individually amortized. You either have the fee, or you don't. And, if you don't have it, it's because you have personally paid off your property's portion of the bond, or the prior owner paid it off.
