basic stores but then again the wife might want a mall, but we can deal witha 1/2 hour ride. I mostly do local cart sales but my business is more internet based.

In that case Green Cove might be a good fit for you. You could also consider parts of St. John's county.

The schools are pretty comparable in both, but either way, check the exact schools for the property you're interested in before you sign on the dotted line. Not every school in Clay or St. Johns is golden, despite what you may hear .

Green Cove will put you pretty far from the beach, so if that's of any interest to you, you might want to look in St. John's county instead. You'd have more shopping in St. John's and just more going on overall. Plus you'd have easy access to I95 in St. John's which may be of interest to you if your customers come to you to pick up their golf carts.

Magnolia Golf and Country Club is a very nice area with larger home sites. don't know what kind of proce range you were looking in,this community from mid 200's up. It has a good location and only 10 mins to Feming Island where there is alot of shopping. Schools in that area are also good however Green Cove itself it very small and considered the "sticks".

One concern I have about Green Cove is a future one. An article I recently read about the beltway - a toll road by the way - will circle just south of Green Cove on its way to meet up with I-95. That's not the issue. What concerns me is that they'll be building a new bridge over the St. Johns - a toll bridge - and will retire the Shands. This is 10 years down the road, I believe, but anyone planting long-term roots today may want to consider that.

Green Cove Springs is fine, especially the Lake Asbury and Magnolia Point areas. If you're looking for at least an acre of land (or more), then Magnolia Point probably isn't for you.

For basic shopping and activities (groceries, Home Depot, Wal-Mart, Target, restaurants, gyms, churches), you can find all of those in the Fleming Island section of Orange Park, which is only about 10 - 20 minutes from Green Cove (depending on what part of Green Cove you live). For malls, you're going to travel 30 - 45 minutes to get to one.

The schools in Clay County are, by and large, awesome. Only a couple of the high schools and middle schools I'd try to avoid, but the rest are great. If you live around the Lake Asbury section of Green Cove, then you'll find Lake Asbury Elementary and Middle Schools to be good. Most of Green Cove is zoned to Clay High, which is a good HS.
