Stocks earn 10% per year historically. Expenses are minimal.

Real estate appreciates 4% per year historically. Maintenance expenses could be costly.

Proper use of leverage and the superior tax benefits of real estate make up for much of the differences in return. However in either field the key to equity gain is to buy and sell at proper moments. As for cash flow, generally real estate will beat dividend paying stocks over just about every period. What you do with that cash flow though will determine what investment works out best over the very long haul.

Go to Vegas, you would probably do better than either real estate or stocks.

The "Stock Market is a rigged game for the weathiest of paticipant's. Best to buy property with cash, so as to iliminate the middleman, and if one does not have the required amount....one can not afford to make the purchase.

but like the others have said, if you can't pay cash for the property DON'T BUY. The interest will kill your profits. Better off with stocks. Buy the stock O. It invests in commercial property and pays a monthly dividend, can't beat it.

More leverage = more risk. Less leverage = less risk and more profit.

Um ok. So you are saying just buy the 250k for cash and that is more profitable than buying 10 properties with 25k down? Yes more properties is more risk, but it most certainly is not more profit.
