Can any knowledgeable individuals give me any info on SF homes no more then about 20yrs old for sale in Carmel that DON"T have HOA fees a (Mandatory Fee)? Seems every house for sale I have looked at was in a subdivision with HOA fees raging from $200-$500 a month! Seems these fees are different for every house in the same subdivision. Is this fee based on the assessed value of the house/lot?

We were looking for a price range from $150k to $185k and the bigger the lot the better!
I don't mind a subdivision if there aren't any HOA fees, like most of the homes we looked for sale in Demotte IN for a family member, most all of the subdivisions had NO HOA fees.
Low crime areas and places where people live or have lived and really enjoyed it for a quite family of 3 would be nice.

Not sure from where you're getting your information. HOA fees are normally assessed annually, and $200-500/year sounds about right. Condo fees might run that much monthly, but not SF homes.

I have a friend who lives in Foster Ridge ... no HOA fees, but not sure about the prices of the houses.

are you sure that was per month? that seems like an insanely high amount, ESPECIALLY if you're looking at a home that's $180k. check again. i'll bet that's the annual fee since that's how it's generally listed.

If you narrow your search to houses built before 1990 or 95 you may find some that don't have these HOA's.
