My family is looking into relocation to North Alabama from Jackson, MS. We have 3 small children and horses and have a modest income. We need property.. no less than 15 acres, no more than 50. We would love some input on good small towns that have great school systems, less expensive property (raw land), and good proximety to a larger town or city for jobs (medical field). I would appreciate any and all input

Fifteen to Fifty acres for horses is gonna cost you $$$ near Huntsville or probably anywhere in Madison County. Probably will need to look at the outlying rural areas of Northern Alabama or even Southern Tennessee if you are on a budget. There are some smaller (and maybe more rural) hospitals in the area like Marshall Medical Center (south of Huntsville in Marshall county) so there could be some opportunities there.

Madison County has some good schools, but land is indeed rather expensive. You would need to look farther out from Huntsville in the county, and in neighboring counties such as Marshall, Morgan, Limestone, or even Lawrence counties in Alabama. www.valleymls.com is a good place to start. You could also check craig'slist.

Arab AL has GREAT schools in fact they are rated # 3 in the state. You can find houses with land for horses however it may not be in the Arab city school system. Check out valleymls and then ask for opinions once you see something you like

Just now moving to Hartselle, AL rural community with all the comforts of good schools, low property taxes, a Wal*Mart Super Center, etc. Tennessee is just a hundred or so miles along US65...fishing, hunting, jobs are tight but do exist, police doing their jobs...great place for kids.

I agree about Arab, and also recommend checking out Grant. It's about 30 minutes to Huntsville and on Hwy 431, an easy commute to Huntsville's hospital.

Lots of land in Morgan and Limestone County, too. If you look in Huntsville or Madison for that kind of acreage, you'll get sticker shock.

There is a farm with house and barn for sale with 34 acres for around 290K. It was in the paper today. I don't know if that is a good price or not.

I don't know what land costs in Madison County, but if you go up into Lincoln County (at least the southern part), you're looking at $6k an acre, and that's for the larger tracts. Smaller acreages can cost even more per acre. In that county, land has basically quadrupled in price in the last 12-15 years.
