Long time reader here, probably just my 2nd post.

Anyhow, we are in search of our first home and so far has narrowed down our choices to three locations.

1. Heritage brook (Legacy homes) in Madison off county line rd.
2. The Dairy in South Huntsville (DR Horton).
3. Colonial Pointe (Legacy homes) in Meridianville.

We love Heritage but the School sucks (Providence, Columbia) at least as per online ratings.
The Dairy comes in second with better schools (Farley and Grissom) but we liked the aesthetics of the Legacy better.
Now we can have the best of both worlds in Meridianville with Legacy home looks and good schools, but we feel like we're too far away from the city.

Wife works in south Huntsville and I work in the Oakwood ave. Area.

Need y'all's inputs. Thanks.

Oh also, we do not have kids yet and would like to consider the resale value of the home in the future as well.

Meridianville is NOT that far removed from the city. Meridianville and Hsv are both growing closer together every day. Basically solid town all the way to the state line.

If it is based on homes & builders, I would go with Legacy...and that is purely due to watching my neighbor's Horton home and it's buckled roof, and the sewer issues they had the day they moved in...just saying

Heritage Brook with Legacy.

Love that neighborhood. Love that they actually didn't level every tree in site. Schools are meh but location is very good and that neighborhood has sold extremely well. Built two houses with Legacy last year in Heritage Brook and I was very pleased with both regarding the process from start to finish and the build quality.

Legacy is much better than DR Horton, hands down.

Legacy is much better than Horton, plus they are a LOCAL builder. Really no comparison

That's a Madison, 35757 address but is in the city limits of Huntsville, it was annexed into the city limits of Huntsville some years ago and would have been in the county before that. That's why the schools are zoned Providence, Williams, and Columbia.

Legacy Homes also has the Applewood subdivision at the corner of Balch Road and Gillespie Road that is IN Madison city limits so it's zoned for Madison city schools including the new James Clemons high school. Legacy Homes Applewood New HomesLegacy Homes

Legacy at Heritage Brook, followed (closely) by Meridianville...then the Dairy. I'd give Heritage Brook the nod due mainly to location....and Providence is improving. Neighborhoods like Heritage Brook, Legendwood in that mid $200- low $300k range have been selling extremely well.

The Dairy may be South HSV but a lot of south HSV people think nothing exists past Hobbs Road and do not care for Farley. Plus Legacy is far and away the better builder.

Yeah, Applewood would be a little too pricey for me, Heritage should be just right budget-wise.
Are those schools (Providence, Williams and Columbia) really that bad as per online rating?
It's just amazing how a similar home would cost 70k more just because of the school system being different.
