I'm looking at homes in Richmond (Bridlewood/Royal Lake/George Ranch area). This section of Richmond is not as developed as FM359 area (where I currently live in Pecan Grove). I have heard that 99 would be extending out through Crabb River Road and the Fort Bend Tollway will be extended there also. There is a new middle and high school slated to open in the fall. I'm thinking of taking advantage of the tax credit and upgrading to a larger home. I have 2 kids (16 and 12), a 16 year old niece that practically lives with us (she at our house more than her own) and they are always bringing their teammates and friends over to spend the weekend. We have one living area and we are pretty cramped in our current home.

My question is, should I stay in my current smaller home (2500 sq ft) in an established neighborhood (Pecan Grove with home value of $76 sq ft) or should I charter into new area with the potential of growth and move into a larger home (4500 sq ft)? The larger home is valued more per sq ft. but because of the market, I can probably get the house at less than $80 sq ft.

Do any of you know about the growth development of that part of Richmond. When I moved to pecan Grove 16 years ago, there was nothing out here.

Do you think the 16-yr olds will be living there after they finish high school? If not, then you have to decide if a 4500 sq ft home is justifiable.

Extending the Grand Pkwy south is a VERY long-term goal that won't happen anytime soon.

The 16 year old plans on going away for college but will be returning for summers and holidays. I'll be stuck with him for another 7 years. I frequently have family visiting from out-of-state also.

I also consider upgrading an investment since I can get a good deal on the house. My concern is more on development of the area.
