Can someone provide me insight about this subdivsion? Is it a paqrt of Sienna Plantaton? What about flooding in the area? Is there problems with train and noise? Value of he homes? eyc.

Any information appreciated.

Hi,

I live in Sienna Point and I'm a Realtor so I will try to answer your questions.

Is it part of Sienna Plantation? Sort of. My understanding is that we are members of the SPPOA (Sienna Plantation Property Owners Association). This does NOT give us access to the recreation facilities and pool. However, we currently DO have access to the recreational facilites due to a vote of the community at the last annual meeting. This seems to be an issue that comes up every so often because some people don't want to pay the extra money to use the facilities.

What about flooding? I've lived here since 2004. I've never seen flooding over the road, but we have culverts and water does accumulate there and there is certainly "ponding" in low spots on your property. I'm not saying it will never flood, but we do pay in to the Sienna Plantation Levee Improvement District.

Train noise? IMO, no. On certain nights you can hear it, but it is really distant.

Home values. That's a tricky one. It really depends on how big the house is and the quality of materials and construction since every home out here is a custom home. I can provide you more details on this topic if you'd like, just let me know.
