I work in the Galleria and am looking to purchase a move-in ready 2br townhome w/ garage in Houston proper (I do not want to live in the 'burbs). Budget is 150-200K.

Safety is my #1 priority (I currently live in apts near Westheimer/Guessner, zip 77063, and find the neighborhood is shadier than I'd like). Commute is #2 priority. Hipster location is also a plus.

I do not know if these are in my price range, but neighborhoods I keep hearing about are Rice Military and Memorial.

Zips that have been recommended include:

77024
77006/77007
77042
77041
77077

Sage Houstonians, do you have recommendations of your own, or opinions on the areas listed?

Georgetown Townhomes in 77079 are in your price range. Beltway & I-10. More of a family area since most buy there for Rummel Creek Elem & Memorial Middle. I have family there & it is very safe. I don't know if they are "hip" but the City Center almost complete in Town & Country should be pretty hip retail.........

77057. 1000 blocks of Bering and Augusta. Some along Valley Forge, North of San Felipe.

Ripple Creek Townhomes in that area are nice as well. Behind Second Baptist.

Good luck. Great safe and easy area to live in Houston. Georgetown above are very nice and not a bad drive into the Galleria. About 25 minutes at prime rush if you use Memorial/BriarForest to SanFelipe. Similar would be Somerset Place and Ethan's Glen.

Midtown's ground zero for hipsters but I don't know what you'd find for $200K. Might be surprised though, in this economy/market. Look around.

Thanks for the heads up jfre81, but I heard midtown is pretty dicey. If safety is #1 priority, that would knock it out right? Am I wrong?

Not any worse than where you're looking at, IMO. No place is 100% safe.

You might stay over on the west side though if you're working at the Galleria however.

What do y'all think about about Townhomes in 77019? I heard area b/w Westheimer and West Gray has a mix of old and new construction.
