It will be a short list.

We bought our house in Cinco Ranch Feb 2007 for $221,000. Appraised it (full indoor appraisal, not drive by) for refinance in March 2009 for $256,000. And we all know how picky lenders are these days about appraisals!

Due west of downtown, for 13+miles, is the same, if not more since three years ago. At least that's what HCAD has been telling me for years...as well as sales prices

A home might appraise higher than 3 years ago but will it sell for that much? The market is slow everywhere. Houston is better off than most. I wish all of you luck in getting your homes sold.

That may be true but in a neighborhood with that much inventory and builders still building new it will be very hard to sale your house at it's appraised value.
