I know a lot of the inventory homes in Telfair were built on either standard lots or less desirable lots. all the best lots (there maybe 1 or 2 left) were bought up quickly. I just saw 3 new custom homes going up. all of them have to be 6000+ SF one has a 5 car detached garage! ( he had to one up me) a lot of inventory homes were built in Telfair because the engineering firms were relocating people to Sugar Land. There are a few more companies still setting up shop. So next year will be interesting...

I think you will get a great deal on an inventory, but may have to pay full price to build from the ground up but they will give you upgrade $$$$$. At the end of the day....I don't plan to move in the next 10 years. 2 of my co-workers are in the process of building homes in Telfair too.

That said, what does this mean for people that have built there previously and paid a "premium" for said property? It would surely suck if in 10 years your property is still the same or less than what you've paid for it because the market “adjusted” itself.

6000+ SF & a 5 car garage? Dang, y'all are making some serious bank! I hate to see the heating/cooling & tax bills on those homes. But if they got the money, then props to them .

My stays have been averaging 5 years in any particular city so I'm hoping I don't get dinged too bad .
