secret on where to live with reasonable housing prices considering the location? Well..i guess it can't be a secret anymore now. A friend of mine bought a townhouse here a couple of years ago for like $229k for 1,600 sq ft. It is now worth almost $245k. Still, that seems not too bad considering midtown, other parts of downtown, allenparkway, and heights/rice military area are around $300k minimum. Am i right or wrong on this?

They say with the anti-gentrification fight going on in Third Ward that the old Chinatown east of Downtown will be the next big thing...

I wouldn't say it is a secret, thanks to HAR.com making searches so easy, LOL. East downtown doesn't have the amenities that midtown or rice military has, and the prices (rightly) should reflect that. However, that will change over time (slowly, but it will), and as long as you don't pay too much for a townhome there, you will be in good shape.

There isn't a lot of single family activity in the area. There are a smattering of homes, but this area is destined to be all townhome and rehabbed loft-style housing.

Areas like that can change fast. I don't think we will see just a whole lot of building going on until the economy gets really rolling again, but as an example of how quick things can change, just 10 years ago there was literally no vestiges of midtown's current incarnation. All of those townhomes, apartments, clubs, etc have all come into being in the last 10 years. When land there got too expensive for a lot of the developers, many moved on to the Washington Avenue corridor in search of cheaper land. Once things get to a certain level in that location, that is when I bet you will see more of the developers move en masse to this area. There is already a foothold, but I think there is still a lot of open/under utilized land left to redevelop. The commuter rail running through there won't hurt either.

No, Eastwood is a bit farther down Harrisburg/Polk/Leeland. IMO, east downtown is generally the area between 59 elevated and Scott.

I consider that east downtown. Live Oak lofts is at Live Oak and Polk, and there are a smattering of newish townhomes and some dilapidated single-family homes. There are modern townhomes on Delano, and then HHN has a lot just east on Leeland.
