this is why I prefer Yahoo. The subtle color changes usually indicate city limits. In Houston, the color changes represent regional/neighborhood/area changes.

CHELSEA HARBOUR in Fortbend County 77498 - Neighborhood information - HAR.com
well according to HAR there are 353 homes in that neighborhood, yet there are two huge apartment complexes immediately neighboring it.

Landmark apartments: 10 3-story units = ~120 apartments
6 3-story units = ~72 apartments
when there are 192 apartment units and 300 homes, what do you expect, and this is only a Sugar Land mailing address. If the community really were in Sugar Land city limits you wouldn't see this sort of nonsense due to deed restrictions

The prison is, or will be closed in the near future.

Chelsea Harbor isn't actually in Sugar Land. I can't recall for sure, but it might be in a flood plain.

There's nothing really "wrong" with the neighborhood; but because of the below, it's not for everyone:
- Small yards and water feature in the back yards; better for a demographic without small children, who wants the smaller yard, and wants the water views and a feel similar to somewhere like the Clear Lake/Bay Area
- No big trees; buyers can bypass it to go a mile north to Old Orchard/Orchard Lakes or a mile south to New Territory/Telfair for more established landscaping and naturally occurring trees (well, maybe not so much in Telfair)
- The apartment complex next door is very visible
- They've been rezoned to new elementary schools multiple times

I know the HOA president there, he is very proactive not only in the neighborhood but outside the community as well. Good HOA, as are most of the others in this part of Fort Bend.

As far as the talk about apartments: No, going to Telfair or similar in city limits doesn't mean you'll be "safe" from apartments. Telfair is planning to build apartments in the community. So are many of the new developments not only in Sugar Land but elsewhere. Just seems to be what developers do these days.

The prison referred to earlier in the thread is closed. The land was too valuable and Sugar Land took this to the state to have it closed. Sugar Land also annexed the land next to it, right up against Chelsea Harbour, and I believe it is zoned for a business office park.

That's correct. Sugar Land is converting the former prison land into a second business park.

Because that new retail development in front of the new Hilton Garden hotel looks REALLY bad...like a cheap movie set for a bad Western movie. It looks okay and it is pretty close to the Town Square...

I've been informed that the architectural style of the retail on Bonaventure Way is supposed to be reminiscent of Savannah and Charleston. Personally, I'm not a fan of the look but at least now I know what they were emulating.
