I'm looking for opinions on Creekmont Forest Condos (5665 Birchmont Dr 77091).
There are units here for under $50K. I will be working in the NW area and don't want to commute. I am looking for a rent alternative while I look for a more stable neighborhood to buy a home.

It seems that at this price this property could be paid for within 1 year 2 max even with my modest salary and I could possibly rent/sell.

I am not looking to make a major profit, but major concerns are safety/Houston hazards such as impassable flooded streets, etc.

Does anyone have a heads up on this area?

I don't know much about these condos, however, you have a pretty good idea. I just looked and saw them listed for around 36k

run away!!!! look some where else. crime is bad in this area why you think it is so cheap.Melissa

Hi! We just purchased a condo here last August. I have two small children under 3 and safety was a major concern, but also thinking of them, we saw it as a good investment opportunity to rent later and make it easier to purchase a home in a few years( 3-4 max). My husband did a terrific job of fixing it up and updating the entire condo. Even though it's small for the four of us (my kids are sharing a bedroom, but they are really small, so it's okay for now), I love my house. Now that I live there I am not concerned about the safety. It is really quiet and there's never too many people or young ones just hanging out. I usually just see people taking their pets out to do their thing. I take my kids out to play ball in the big green space by the tennis court and even at night i feel pretty safe taking out the trash or recycling with them. Overall, I am really happy living in this community. I believe the bad rep is because of the surrounding apartment complexes, but on our actual community I haven't seen any problems. The maintenance guy is always cruising the property and also, the maintenance company is really strict with observing restrictions (trash, curtains, xmas lights). I hope this helps.

Hi rented a condo in this area for about four years. We moved in 2008. It was a very nice place to live. We moved after my youngest went to college. As scarriza stated. The surrounding areas may have a bad reputation and you may hear of things happening but in the time that I lived there nothing serious ever happened. It is almost as if you turn on Birchmont and you are in another world far removed from all that crap. It is a great place for your children the grounds are kept up well manicured lawns, prompt garbage pickup and the condos are painted periodically or as needed. My former neighbor purchased her condo for around $30,000.00. The usually rent for around 550.00 - 600.00
