Does anyone have a totally ballpark idea of what it costs to build/install an inground pool with patio surround and landscaping? has anyone done it recently? I want to know what price house I should be hunting for, given our budget, that affords us enough to put in a pool if it doesn't have one. I was thinking around $50,000...close? Thanks.

I would be working it from the back forward...meaning not spending more than 12%-15% of the value of the home on installing a pool. You don't want to over improve and take a beating on the backend... unless you just are doing it for your pleasure only...Sunny

Thanks! It is strictly for our pleasure, and the 15% comes about correct with our budget and expectations.

There are so many factors to consider when pricing out the pool. It's all going to come into play....everything from size, to type of plaster, coping and tiles and decking around it. Tile designs? Then you start with the landscaping....
I can tell you one thing...stay far far away from Anthony Sylvan Pools! JMO!

We just build a mid size pool, 900 sq ft of deck and some landscaping for $45K. The options can get it much higher (rock cascades, plaster options, etc).

Cool Pools did it and we are very happy. If you want more details let me know.

Our pool, with a spa, heater, moss rock on the back of the pool, 3 ton waterfall, flagstone beach entry and inlays, 600 sq ft of pea gravel decking, flagstone coping and nice tile with plain white plaster was 36.5K. Its about 25,000 gallons...19'X 35' free form.

I agree with ShelbyGirl1, I've heard a lot of bad things about Anthony Sylvan Pools. We used Cy Fair Pools. Our pool was around $40k. We have a 3 ton waterfall, pebbletec bottom, hot tub and 900 sq ft of decking with two palm trees. He gave us a free upgrade on the pool cleaner. His name is Scott, 832-483-2279 and his website is cyfairpools.com. Our pool is the third picture.

Default pool estimate?

Around $50K sounds right, are you also wanting a spa? If so, that might bump up your estimate alittle, especially wanting landscaping.

Agree with these as ballpark figures. You definitely should not go over 15% of your home value unless this is money you're putting out for your own enjoyment... a future buyer is not likely to agree that your pool is worth as much as what you paid to put into it.

I strongly recommend a salt water pool with a chlorine (and possibly ozone) generator. Much less maintenance required and greatly reduced chemical costs (salt is cheap). To those unfamiliar with this, the salinity is much lower that sea water (around 3,200 ppm), which is barely enough to be able to taste that there is salt in the water. Water "feels" better too.
