I finally got to town and looked everywhere and then found Cinco Ranch which is perfect. I know someone was discussing feuding HOA's out there and I need to know if anyone has firm information before I buy a home. Which area/areas have access to all the amenities and which do not.

I appreciate everyones help. Also I just do not get it. Few single stories with pools in this area?Are single levels just not the thing to have?

Cinco has two parts of it's POA, cinco I and cinco II. Cinco one is the more established portion and cinco II is the newer part going up west of Katy-Gaston road. Since cinco II did not have any amenities built until recently, they paid a slightly higher POA fee every year which entitled them to use the pools and parks in Cinco I. Now that they have some of their own pools and parks cinco I wants them to not have access to the cinco I facilities. Residents in cinco I have never had access to the amenities in cinco II. Whethere this is right, ok, or a good idea is up for debate. I think that there are now more than enough pools, water parks, parks, and community centers to go around. I'm not going to pout about not being able to use the parts in cinco II.

Since single story houses have such a large footprint, most people don't put in pools because they wouldn't have much yard left at all.

Cinco 1 and Cinco 2 have come to an agreement...

Subject: Shared Use Agreement in Place

I am pleased to announce that the Cinco I Board of Directors has completed an agreement with the Cinco II Board to allow for mutual shared use of all controlled access amenities of Cinco I and Cinco II for the remainder of 2008 and all of 2009. No fee will be needed to enjoy this access of the sister communities.



I will announce this at the Town Meeting tonight, but wanted to give NRC members a heads up. Effective immediately, Cinco I residents will be able to use the new water park at Cinco II and other facilities as they become available on the same basis as the residents of Cinco II. The Boards of Directors struggled with this to ensure that the agreement was equitable between the two communities. The agreement expires on December 31, 2009. Based on the experience we have between now and then, the Boards hope to move forward with a longer term agreement by the end of next year.
