Thanks for your contribution to the conversation. While there are indeed some taxed around 3.5%, I think there are probably more houses in the Houston suburbs taxed close to 2.5% than there are taxed at 3.5%. According to this, the average tax rate in the Woodlands is 2.59%.

Older MUDs will have a lower tax rate, newer ones higher.

We have some friends who moved into a master-planned community there. Brand new, $600k-plus house. It was very nice, but all we could think was why spend that much to live in Pearland unless you worked there.

Granted, we live in Meyerland, and there are plenty of people who can't believe that new homes go for $1M+, near craptastic apartment complexes, worries about flooding, etc., so I will acknowledge my bias against white bread suburbia.

I wonder what you mean by white bread and why you think Pearland is white bread? Pearland is a very diverse suburb with 61% white, but 18% black, 14.5% Asian and other races about 2.5%

The east side of Pearland tends to be more white than the west side where the homes are newer. The schools are excellent. Pearland has very little flooding although there are some areas that are more prone to flooding. Our home did not flood even in Harvey.

Meyerland and Bellaire are pretty "white bread" LOL

White bread as in bland and indistinguishable. Not white people .

I don't think it is any blander than Sugarland.

You would NOT feel out of place here. Not at all.

Your budget will find you many great choices and yes...with a pool in Cypress.

Come down and check it out...
I have been advised NEVER BUY A HOUSE FROM THE Indians, why?
if they cook curry dishes daily, the curry odor cannot be removed ,it goes inside the wall, ceiling, drapes, furniture, unless they cook outdoor, even in the garage,it will be absorbed by the drywalls.
