What's your opinion of Manvel? All I know is that it's on the south side of metro Houston.

Manvel's still more rural than suburban, but it (along with Rosharon and Arcola) are growing extremely fast right now. To the point where I worry about whether the infrastructure will be able to keep up in the short term. But it's setting up to be the next Pearland, for better or for worse.

The rural areas flood quite a bit down there (especially south of Hwy 6) but the suburban areas are generally newer and I've not heard of them suffering quite the same. Overall though that's probably the biggest downside to the area - how low lying it is. Otherwise it's a pretty pleasant growing suburb overall.

Ok. Thanks for your response and input. The growth in the Houston area has been explosive and incredible. As for the flooding possibility, that would definitely be a concern.

There's not much there as far as amenities. When I was around there regularly, there was announcement of an HEB anchored shopping center, though. It did explode population wise, if you are looking at percentages. But it's mostly residential and a few gas stations and restaurants. Feels like a bedroom community for Alvin and Pearland.

It gets confusing down there. I don’t know what’s the difference between Manvel, Iowa Colony, and Rosharon.

Nothing - just location of 288 - Manvel is first outpost off 288, then Iowa Colony then Rosharon

The Savannah Lakes area has a Rosharon address, which is quite odd.

I only know this area from when I work at the prison down there. I've seen rice paddies, lots of interesting birds, a coyote, and tons of new housing developments.
