Me and my family are also looking at Sterling Lakes. New to area but wife is a teacher so her commute will be short and mines is not bad. Heard a over pass was being built for ease of access to 288 from Sterling Lakes. My main concern is property value and rental market for this community.

Remember when Sugar Land had huge prison farms? Even a movie about it in the 70's. Now those are gone and swanky neighborhoods are where the former prisoners worked and lived. That area like the rest of outer Houston is booming. You have 288 there and the Fort Bend tollway there depending on which way you're heading for work. In ten years that area will not be out in the country.

Even with current traffic, 288 has the widest right of way of almost any freeway in Houston. They could build a tollway right down the middle of it if it gets too congested. As far out as it may seem, I'd rather take 288 into Houston than 59 any day. They really need to bring that fort bend tollway farther north to connect to the south post oak stub off 610 south. That was originally meant to be a freeway heading down all the way to Bay City (Bay City Freeway).

Aww wait a second! I remember getting fliers for this builder (LGI) when I lived in Richmond. They build cheaper communities in Rosenberg, Rosharon, outer areas with cheap land. Wow their prices went way up from what they were building in 2011! They used to have homes in the 90's and even one community building in the 80k price. Seemed kinda sketchy but I have no idea how they are as a builder.

Did lgi build in longmeadow farms towards the front?

Lgi built off 59 past 762 but they tried to sell it was sugar land..lol

Sunrise Meadow! And yes, they still try to sell them as Sugar Land area! They kept sending fliers every week in the mail saying we could buy for less than rent. Their website doesn't even have maps to their specific locations, just general area and phone numbers to call. It's all pretty shady!

Actually ventured to Sterling lakes today...lol....It's 3 miles from Highway 6 and 8 total from 518 with no traffic....they're building "another" town center at Highway 6 in a few years....

The guard house from the previous development is unmanned....I doubt it will ever be used like we think..

anyway....it's out there in no-man's land now....LGI has bought lots and building homes like wildfire...problem is how people can see their model homes when they don't have one to offer? LGI is entry level and enough said...

You can get a nice Westin Home there for 300K that may go for 400K in the city......DH Horton is also building....

problem is nothing is out there....absolutely nothing....it was supposed to be a Canyon Gates community

Any updated reviews on living in Sterling Lakes and/or plans to develop that area? Considering buying and wonder what that area will look like 5-10 years from now.

The location is not horrible, not that far from Pearland and everything around 518, maybe 10 miles or so. But it has turned in and LGI community bascially, which is pretty close to a ghetto. There are nicer places in that area, Sedona Lakes would be a much better option.
