No, you're not. Texas has three metros on this list. Austin is #2, Houston is #10, and Dallas is #14.

San Diego comes in at #15 and only one other California metro even cracked the top 20. Keep California dreaming!

Oh boy... get ready to be put in check.... if you looked at any of those cities in the top 10.. what's goin on there.. explosive growth... and who moves??? 18-34... not the 34+ age groups already settled and w/ a family. And You mean to tell me San francisco, New York, LA, Chicago have an old population? At least not the ones moving there I can tell ya that.

And what great thing comes along w/ population.. CRIME!
IN terms of cities over 100k Houston, Dallas, Forth Worth and even austin rank near the bottom (60 or under). Uniform crime reports, FBI 2003. Dallas being the worst.... in fact... almost at the bottom of the nation....
And keep in mind it's expensive for people in that age range to move to where it's pricy! That is probably the biggest reason.. take this.... if SD is #15... that must be considerable since it's on most expensive places to live in nation.
Then fact is the midwest hasn't grown in population for God knows how long... they must move somewhere... TX is that place. And just from being a landlord in CA nearly half of my applicants here are from Texans 22-34.

I'm just throwing out my facts... buddy.
So just evaluate the article on what they evaluated it on... Young population- doesn't mean they moved there.. they probably grew up there... (in CA we stopped having kids - it's too $$$). Hello, Austin has probably the biggest college in the nation... duh.. why else would there be people 18-34....

Keep shooting em at me... this is fun, yet informing

How about taking some time off for a 2- or 3-week vacation in Texas? See what it's like here, instead of depending solely on the opinion of others. Then, when you get back home, you'll be able to post some questions based on your observations...and you'll get better answers.

Agreed. To be honest DWong, as much as I like Houston, I wish I could afford to live in SD. It's absolutely beautiful IMO and if you could actually afford to live there, I wouldn't come to TX. I read your posts in the Austin forum that say you make enough $$ to visit TX about 3x a year..or something like that. If that's the case, then stay in SD and just visit.

What's up with your five year old crime reports? Austin? A hotbed of criminal activity? Who knew?!!

Anyway, the point was, you ain't taking our young population, we got plenty of young right here. These three Texas metros skew young. I was just disputing your outrageous claim that Texas youth are leaving in droves for SD? Cali? SD? based on personal experience of what, four or five of your tenants? If you're seeing an "influx" of Texan kids, it might have to do with Texas being one of the most populous states in the nation and less to do with... well, whatever you're thinking it has to do with. Contrary to popular belief, we don't all stay put in Texas all our lives.

Well, for your FYI the FBI doesn't publish them right away... if you want the updated ones believe me I'm sure they havn't changed much. Austin in comparison the the other TX metros is the safest... well actually El Paso is. Got ya didn't I?

Over many years of tenants.... yes... that's what I've gotten... and it's alot more than 5
Their is a bit of culture or housing shock when they come here.. $700 a month rents you a room... over there a nice apartment... go figure the reasons why....
