My wife and I are one of the first people to have our home built in the neighborhood. Gehan is our builder. There are over a dozen active builders at the moment and the right side of the neighborhood when you enter the main street is going quick. They just started on the more expensive homes/gated section on the left. From what our builder told us, the construction for the lagoon isn’t set to start for another year. You aren’t charged the lagoon “club” fee until they start building it.

It is selling like hot cakes. People are panic buying in anticipation of increasing interest rate. For example, DR Horton's price there is 30k-40k higher than Ventana Lakes for the same model. Gehan has sold out most of their lots.

Does anyone know whether the public will have access to the lagoon at Sunterra or is it just for residents only? I've tried can't seem to find anything regarding levels of access.

Is the lagoon open to non-residents?
No, on a non-event specific day the lagoon is not open to non-residents. Showcase Events, Guest Passes, and Private Events are the only way non-residents can access the Lagoon. Email us at info@balmorallagoon.com to find out more!

We visited and were not at all impressed with the models. Plus, not a single person could answer how they plan to prevent flooding. Clay, at this time, right in front of Sunterra and Lake house, floods even with a light rain for a few hours. We’ve seen it. So naturally, we asked if homes would be built higher, more than the MPC itself, because it is high. And then we asked what about homeowners and the lagoon and flooding concerns. Crickets.

We chose a different MPC. It just wasn’t enough security for us.

Yeah I’ve been wondering that too. And agreed with another earlier response, I wouldn’t touch anything by Land Tejas. The lagoon is cool, but that’s really the only draw for people to want to choose them over a better developed community. And I’m sure we all heard about the disaster at the Balmorhea lagoon when they had a day open to the public. Who would want all that in their neighborhood?

Land Tejas developed Canyon Gate, and never told anyone about the flood potential, even though it was located inside the Barker Dam, and in the 100 year flood plain. The State really needs to require that flood potential be disclosed to potential buyers. And, flood insurance needs to be priced according to risk, which would make these sorts of developments impossible, as no one wants to pay $6,000(or more) for flood insurance every year for the affected houses.

One thing we didn't like about Sunterra is that it is far from highway. The only way to get to highway 99 is to go through Clay road which has stop signs and one lane each side. The commune will be hell when people start moving into Sunterra.

529,Morton, Franz, West Rd to name a few runs perpendicular to 99. Take time to view the maps, they are more accessible now a days vs 35 yrs ago.
