Thanks for all inputs. I am still looking for a house. Now, I narrowed my search on New territory, telfair and riverstone. I am so hesitated between NT and telfair. NT neighborhood is good and houses have big yards, low tax rate but old. Telfair is new, but high price and tax rate.
And one concern is still airport. I found the houses in the telfair second phase are closer to the airport. When I were there, I saw three airplanes taking off in 30 mins. And I am curious about Ethnic pecentage in Talfair. Is anyone living in there able to tell me more?

I will be moving into Telfair soon.
The plane traffic is during the day, and usually there are no flights after 9pm. I have lived with in 10 mile radius of the airport for the last 20 years, and only notice them once in awhile. Plus according to the flight map most the planes will be flying towards the NT/Telfair Border. If you live west of University, you may not even notice them at all.

I am not 100% sure on the ethnic make up, but based on the elementary school's demographics for the area.

Telfair:
White - (non-Hispanic) - 43%
Asian - (Indian, Chinese, Vietnamese, other Asian) - 47%
Black - 5%
Hispanic - 3%
Other - 2%

New Territory:
White - (non-Hispanic) - 55%
Asian - (Indian, Chinese, Vietnamese, other Asian) - 35%
Black - 5%
Hispanic - 4%
Other - 1%

Telfair is a beautiful area, but it is directly in the flight path. It is my understanding that the City of Sugar Land required Newland Properties to put an "avigation" easement in the deeds to "protect the airport and inform residents". Just my opinion, this might hurt resale value as the airport gets busier. Being an airplane lover, it doesn't bother me, but can tell you, I have heard large jets taking off late into the night (not every night but from time to time).

There is a pretty cool flight tracking website... www.flightaware.com and the airport code is "SGR". I find myself running to the computer to figure out what just took off from time to time. That only tracks the big stuff some of the little cessnas and flight schools don't show up for some reason. Honestly, the little stuff seems louder than the jets. I guess the jets get out of here quickly and the small trainers seem to buzz around all day on the weekends.

I will be living in the Phase 2 area and the SGR and developers told me that the flight path would be closer to the NT & Telfair border, since Phase 2 is closer to the freeways and highways. So far, it has not bother me at all, Plus SGR usually does not have many flight early morning or after 9pm. I think like many things people get used to it.

fatfish, if lots size is what you are looking for there are still 1 or 2 lots bigger than 1/2 acre in telfair left. and a few more that are 1/3+ acres left too. I do not think there is a single lot in NT larger than 20K SF. there are at least 15 in Telfair

We've lived in both and my personal preference is Sugar Land. I find it prettier with lush mature trees and zoning gives it a tidy, upscale appearance. Target, Best Buy, etc are all brick facades. On the other hand, Mason Rd in Katy used to be a literal puppy-mill on the weekends, with lots of animals in cages being sold. Luckily this practice has been stopped. The lack of zoning in the area, esp on Mason Rd cheapens the look of the place in my opinion. Also in Sugarland, you have the mall and many more restaurants. Its truly a city unto itself.

Are the Telfair stats from the new Cornerstone Elementary? Where are you finding those because I haven't been able to (being that it's so new and most school rating websites don't go up past 2006 or 2007)

I have a friend that works for FBISD that pulled the stats based on registration for the school. I should have a final update in September.

Consider Greatwood. Although it is close to and has easy access to 59, it is remarkably quiet. Lots of children and families, as well as many who are in their later years.
