Has anyone looked at HAR lately in this subdivision.

Its ridiculous the amount of homes for sale and rent too.

What is going on here?

There have been some articles about odor problems potentially tied to the landfill west of the neighborhood. I don't know if it is affecting the whole neighborhood or just the western side. The neighborhood is 2.5 miles wide so the east side is a long way from the landfill.

It's probably a good time to buy right now - in general most of the Houston suburbs appear to be in a buyer's market right now - Pearland included.

I grew up near the landfill and that was never a problem until People started living damn near on it. It was put way out there for a reason.

Shadow Creek is in an area where amenities are shared with people from all over so it's not going to be an exclusive area but we're also faced with a generation of people who don't buy to settle for a long time. One quick issue and their gone.

I wonder how many are for sale in the Fort Bend ISD side compared to the Alvin ISD side. The FBISD SCR schools get much lower ratings than the AISD ones. Until recently those on the Fort Bend side could send their kids to Alvin and Pearland schools, but this is largely no longer the case as those schools became overcrowded. A secession movement has started to put the FBISD portion into AISD.

This is true. In this microwave society this new generation doesn't have the patience to buy and build equity. Times have changed


however how can they sue the landfill when the landfill was there long before Shadow Creek Ranch? That seems backwards to me

I wonder how the lawsuit went. Was it for the landfill simply existing, or was it due to practices they could change?

Also sometimes homeowners move into an area then try to push out undesirable stuff like prisons: that happened in Sugar Land when Central Unit closed.

landfill ain't going anywhere plus that whole 2234 stretch from almeda to quail run and back to highway 6 is all industrial/oil/gas/antenna farms
