Most homes don't have full gutters around the home. I think it's important. When it rains here it comes down hard. The gutters direct the water down and away from the foundation. That's important, especially when we have heavy rain and the yard can flood.


I'm not an expert but I do know you shouldn't have trees planted too close to the house and bushes shouldn't be close, either. If they are they suck moisture from the soil. Those compete with the normal drying out of the soil and contracting from dry periods to extremely wet. The soil here is full of clay. Cracked foundations are a problem here and part of that is taking care of your ground around your house. In my mind sprinkler systems are also a must.


Another thing about gutters . . . If you don't have them, the rain pours off the roof hitting the ground (which is fine). When the water pours off the roof and hits cement (like the patio) the force of the water can bounce and the splash hits onto the outer wall. Normally this doesn't happen. But when it does that splash works it's way into the bricks. I've seen a few homes in our neighborhood where the splash is under a window or above a hose reel. Rain water can splash on any surface and it's what's nearby that is impacted. A builder pointed this out and recommended Thompson's Water Seal and seal the bricks around the patio.


But anyway, the water has to go somewhere. The gutters direct it to where you want it. Since our area has flooding and mosquitos are the result of standing water - You want your yard to drain quickly.

An A/C company can tell you if your system 'fits' your size home. We have a 1.5 story home and there is a dead space where the vents don't hit, very noticeable temp change from downstairs to upstairs.


You could put in metal vent grates and replace the plastic ones. The metal put out more air, a good 30% more.


Anyway, back to the builders. I haven't heard of them. Builders I do know about are Taylor Morrison, Pulte, Perry, Trendmaker, David Weekly, etc.
