Hello Everyone
I am Looking for House in zipcode 77407 but I noticed that Waterside village subdivision has average 2.5 tax rate, near to it Waterview and fieldstone has tax rate 3.14-3.24, I ask if somebody knows why waterside has fewer taxes than the other communities in the same area, is there any Issue make this community with low taxes ?

Don't complain about the lower taxes. Is it the school district or MUD tax?

I don't know, but my best guess would be because Waterside is an older community than those east of 99 (meaning 10-15 years instead of less than 10 years old). I live in Houston, but have family out in that area, and it's my understanding that the newer communities have higher tax rates because they are still building out/paying for infrastructure.

Perhaps someone in the area can contribute.

Waterside Estates probably doesn't have a MUD, whereas Fieldstone probably does.

Tax rate doesn't have any correlation to the quality of a neighborhood. If you like a neighborhood and a home, a lower tax rate is a big plus!

We live in Waterside and I honestly could not tell you. If you have questions about the differences ask your realator. But this is not a big deal at all!

I will say though, we don't live in the village side and I'm glad we don't. There are a lot of problems on that side. We don't see the same kind of issues in our section. So make sure to scope it out really well to make sure it's for you. In the last 3 months alone, there has been a drive by, there has been another shooting/assault at the same home (leading some to speculate the son sells drugs but no one really knows of course), lots of suspicious activity, (like people trying to see if people are home or scout out houses) and break ins.
I am aware crime can happen anywhere but for some reason the village side has had issues more than other areas.

Talk to the neighbors. Some streets are more quiet than others. Good luck!

As others have said it's because Waterside is an older neighborhood, they either aren't paying MUD tax anymore or their MUD is almost paid off. Fieldstone is still building out, so is Long Meadow Farms, so their tax rates are higher because they still have MUD taxes to pay for the infrastructure.

Tax rate doesn't determine neighborhood quality.
