I have spent some time trying to decipher flood maps etc and am still quite unsure if there are any suburbs in the north west of Houston (Cypress, Tomball, Spring) that should be avoided due to flood plains or flooding concerns in general.

Of those 3 areas, is there one in particular that has a bad reputation for flooding issues?

You are leaving Forney for Houston?

As you drive in a subdivision, most of the time you will see the street drop 3-4 feet in a block or 2. Avoid those places.

But, that said, one street in my subdivision had houses backing up to Cypress Creek. Those houses never saw a drop of water. My house was 600 feet from the creek. We never had curb high water. Three blocks over Cypresswood Dr. was under water for days.

But, due to location and the amount of rainfall in an area, any place can flood.

Possibly leaving. Waiting to see if opportunity pans out. I always want to be ahead of the curve so I have started planning.

I hear you on avoiding houses or blocks that sit lower.

The crazy thing about Houston is that we can easily get 10+ inches of rain dropped on an isolated area in a very short period of time which will flood any neighborhood. You really can't predict where it will hit each year. But the worst damage seems to occur along the bayous. So pull up google maps and look at the neighborhoods lining the bayous.

I take it you mean areas south of Houston?

I would take it to mean anywhere in Houston has that potential with the right amount of rain. The north side, spring creek got hit really hard twice last year.
