Any thoughts or experience on Grand Mission ESTATES? Looking to build new there. Thoughts on safety, schools, people, amenities, etc. Thanks in advance!

I just drove by there, its in the middle of nowhere. Sheesh! But I am also interested to hear what people think. How bad is the commute during rush hour from say Downtown?

I live in Grand Mission, not the estates. Been here for 8 years. I absolutely LOVE the location. We're right off Westpark Tollway. Not far from Katy or SL. Lot of retail being built in the general area. New HEB is exactly 5 min away. New Target coming into that shopping center along with lots of other stuff. Overall friendly neighborhood.
Schools, on the other hand, I haven't heard good things about. But I don't have first hand experience either since my kids are in private schools.

<EDIT> Looks like Grand Mission Estates is just inside the LCISD boundary line that is adjacent to FBISD's boundary. Grand Mission is zoned to FBISD and Bush HS, which is not held in the highest regard.

Grand Mission Estates, however, is zoned to Foster HS which is considered to be the second best HS in LCISD and comparable to the better FBSID and Katy ISD schools.

^^^^No, just my lame attempt at humor. I do find it funny that a lot of neighborhoods with Mission in it are less desirable in my opinion. Kind of like what Chris Rock said, Martin Luther King Blvd., named after a great peaceful leader, is usually one of the most dangerous streets in any city in America.

I would say check the flood map and visit the area after heavy rain. Talk to your insurance agent and give an address to see how much it'd be to insure.


Also check the taxes for your area, not on the new homes but on those that are comparable but a few years old. Property assessments are up, taxes are up, insurance goes up, and if they have a water district, your MUD is going to be about 3-4K / year. My thought is have 1.3K / month to set aside for HOA, MUD, property taxes, flood insurance, and property insurance. Now your first year will be peanuts but as time goes on everything will go up.

I stand corrected - I was looking at Lakemont East, which is in LCISD. All of Grand Mission, including Estates, is in FBISD.
