We are looking at a Floor Plan "Karmel" from Chesmar Homes and they have couple of Inventory Homes in Cinco Ranch for good price. But we are wondering whether having Master Bed in the second floor would be a problem while selling the house.

We personally like it since we have younger kids. I would like to know if it could be a problem while selling the house after 5 years or so.

And how important it is to have "Fire Place" for reselling perspective.

Any input would be greatly appreciated.

When we were looking for a house in the Houston area, we found it very unusual to not have any options for a master on the 2nd floor in any of the developments we were looking. I would have opted for it in a heartbeat. Here in NJ, unless you're a retiree, masters are mostly upstairs. I too wanted to be near my kids when they were little. I don't think I would have been as comfortable being on a separate floor, but in Texas I was told that that's what "everyone" wants. As for the fireplace, in the living room/family room it seems to be expected. I hope this helps.

It seems that about 95% of folks prefer the master down. Especially in newer homes. If the home was 20+ years old and the master was up, it would be expected, but anything built after 1990 or so would have it down in most cases.

I think that you would severly limit the resale on your home if the master was upstairs in a new home in Houston unless it was a "townhome" style house.

We never had a master down until moving to the Houston area. Our kids are really young so it bothers us to be so far away. However, once they become teenagers, it will be nice. Until then, we end up with at least one of them crawling in bed with us at some point during the night. They are smart enough to know that at 3am, we are just too tired to take them back upstairs and get them settled back in their own bed. ugh.
I miss my having all of the bedrooms, plus the laundry on the second floor. ~K~

So it is kind of "Deal Breaker" in Houston then.. We really liked the house but we may have to back out because of this reason...

Don't make a decision on purchasing a home based on resale. YOU will be the one using it for the forseeable future, get a home that works for you. If you want the MB up, buy it with it up. There are a number of factors in to resale down the road, but you aren't purchasing it to flip it, you're purchasing to live in it. Get what you want.

We definitely would want the master bedroom upstairs with all the other bedrooms until our children are much, much older.

Maybe even then so we can keep an eye on them!

We bought a home a couple of years ago with the master on the main floor and it worked out so poorly, my husband and I had to move into the guest room to be closer to our children.

I prefer it downstairs, I also think it would help your resale because elderly people will probably NOT consider a house with the master upstairs.

I like the idea of the kids being upstairs and me down as sort of the gate keeper.
