So this question may show how new I am to the real estate game, but I received an offer from a buyer yesterday. After giving a verbal counteroffer to the buyer's agent, he asked me to just make my changes to the initial contract and send it back to have his buyer's initial. Is this normal? It seems like it shouldn't be a big deal for him to just make a brand new contract himself and send it back but for all I know this is standard procedure.

Yes, it's very common, much more so than re-writing the contract.

If it is a small change of one or two things (actually, STILL prefer a clean, new one)- OK. If it is turning into a scratched out mess - make him do a new one. Heck, make him do a new one anyway - how lazy can he get? He still has to get their initials - so he might as well just correct the pages. We use a software program - it isn't difficult. It's already stored and takes 5 minutes to make the changes.

I bet he takes listing pictures with his phone. And the toilet seats are up.
