Update....

So I received a settlement offer for $223k!! But here's the kicker.....they didn't base the offer off of my original protest, which was that they had my second floor overvalued and oversized, but on on recent comp's in the area. I can either accept the offer, decline the offer and request an ARB Hearing, or if I want them to re-evaluate my second floor appraisal, to submit the page on the appraisal which states the actual square footage of the second floor. The appraisal shows that they have my second floor at over 200 sq ft than what it really is. I can't believe that I didn't submit it the first time, but I just did, so I may be able to get them to reduce it even further.

I'm in Montgomery county too and I wonder did you fill in your actual sale price when MCAD sent you their form after you bought? Maybe that's why they dinged you higher.

I didn't........the only reason that my home was higher than my 3 other neighbors with the same model was because of the improperly assessed second floor. Otherwise, it would've all been pretty much the same.

Just settled today at $217,430. It was a pretty easy process doing it online.

Another question.....since my taxes are escrowed, when will I see my monthly mortgage payment change, in 2017?

Escrows are the devil. They tend to do an escrow analysis in the first half of the year after taxes are paid, so that would not be done for you until next year after your 2016 taxes are paid. Then you might get a reduction in the amount if your escrow is over funded.
