We had the crash in 2008. Anyone selling in the next few years did so in a soft market. Although Houston fared
far better than the rest of the nation, uncertainy kept prices stagnant - and in some areas, they went down. Pearland did not fare as well as Sugar Land or Katy - however, growth there in the last few years have spurred prices upwards. Sugar Land and Katy keep marching upwards - especially Sugar Land.
