We are looking for a house closer to the energy corridor and are familiar with the subdivisions in the 77079 zip code.

Looking south of the Bayou I saw Heathwood subdivision and I am curious to hear opinions about this area. It seems on the surface that not too many houses sell here but I don't know the history.

How good a neighborhood is Heathwood relative to crime, schools etc...

Any and all comments would be welcome.

Thanks in advance.

I know 77079 very well. Heathwood is in 77077 and a different school district to boot. If you can afford north of the bayou I would recommend that instead. Briar Forest in that area of 77077 has always been a little shady, but since Katrina it is an area to avoid after dark.

What's your price range?

Thanks for the response EA,

Well we are currently in Cinco Ranch and are looking to move closer to the energy corridor and figure $300 - $400K. Been looking into Fleetwood, Barkers Landing, Nottingham Forest, Memorial Thicket etc...in 77079 but so far are not finding quiet (not backing onto major road, commercial or retail), >2,500 square feet, possibly a pool and access to Terry Hershey by foot. So am starting to look south of the Bayou into 77077, Heathwood seems nice (of course I was just looking at it during the rain storm...). I am somewhat aware of the Katrina situation but I am thinking that things should be improving, of course I don't live there (I am in sterile Cinco Ranch).

Regards,

Have patience. Things start coming on the market in about a month in that area. Of course you are talking to someone who rang doorbells in Yorkshire in order to buy a house in there <shrug>. But sometimes that's what it takes. But I do understand, more interior lots and homes are 500k and up and all need work. That area has gotten very hot over the past two years.

I just don't think Heathwood is desirable to most who live out this way due to location and due to in being in HISD.

EA, Understood, thanks.

Unfortunately, patience is not one of my virtues but perhaps it will win out this time...

There are a couple in Memorial Dr Acres (by Nottingham Forest). I don't know much how that little area is run, but there are horses back there.

Then here;s this one that could be fun to rework 13018 Queensbury Ln, Houston, TX 77079-3706 - Rustling Oaks Houston

thanks,

I have seen some in Memorial Drive Acres...I find this area rather interesting...if I understand it correctly, Rancho Bauer area...it seems that larger lots have been subdivided in some cases (like those on Apple Tree Road) and in other cases extremely large houses.

Doesn't the Long Point Fault pass through here though? Just another thing to consider I suppose.

Have your agent pull a fault map up for you. I know it runs through NOttingham Forest, just west of the club. Memorial Dr. Acres is kindov rural and no gutters, etc. Wild peacocks that drive you nuts! But yes, it has some great properties.

Is this one not far enough into the subdivision for you?

been looking around and I did manage to find a nice fault map myself online

Harris County Flood Control District - News

I came across a peacock in that area, it was on a roof! At first I thought someone had decorated their chimney, then I saw another one on the ground next to the house, a bit shocking initially...a creative realtor described them as something along the lines of "natural security system for the area", although I don't know why.

I think I have seen most houses listed in har.com in the 77079 zip code and will take your advice and wait for the new ones that are coming up as the season gets into gear. I believe that I managed to get the har.com website to send me e-mail alerts as houses come on the market, at least so far it is working.
