The location to me is the biggest turnoff for Sienna. I drive out for Dunkin Donuts and the HEB over there sometimes. It is like 15 minute drive to the middle of nowhere before I get to Sienna. 10 years later and there is still limited development on Hwy 6 surrounding Sienna.

I question if there will be any major development as all the retailers already have a presence in SL and it is too close to open another location nearby. I know Academy just open, but that is quite different than other stores.


I believe I said towards 59. Right now the extension from 6 to Sienna Parkway kind of takes it more parallel to 6. I don't know where they are going with it and looking at the map on their website doesn't make it any clearer. It's just the money they are spending to build the bridge over Highway 6 makes me believe it's going somewhere beyond Sienna Parkway.


Shopping for us isn't and issue. Most stores we go to regularly aren't far away. Ill admit there aren't many bars and restaurants out here but we don't eat out often so it's not an issue for us either.

What good is that?

Sugar Land/Riverstone and Sienna is already a little too far for some folks. The connection you are talking about is out in the timebuktu.

My issue with Sienna still stand. The location is just not ideal. I think when the house values were cheaper, it might be somewhat worth it for a new house. Now it just doesn't make sense with how much they are selling for out there.

We have only been in the country for 8 months so any advice is greatly appreciated.

PS: I work on 290 and BW8
Are these the only 2 communities to choose from considering the LONG COMMUTE? From what I've seen, the traffic is worse going northbound after work and you might get a reverse commute. Getting to the beltway in the morning from either community will be hell though.

Exactly my thought. This LONG COMMUTE is nuts and no MPC amenities will compensate for the harm it will inflict on your family every single day. There are these disney-style MPCs in every direction from town if your heart is really set on that.
