no offense, but if that small repair is going to break you, you had no business buying a home.

You should make the repair and go after the seller for reimbursement. What good is it doing anyone to let your grass die?

I agree. Home Ownership comes with the 'unexpected'. We scrimped and saved for years ourselves, most home owners do. Fix it and move on. Buy a timer for a manual sprinkler - until you can 'afford' to fix it or until the other party fixes it.

There are WAY more important things in this life to worry about.......

This sounds like a great local feature or consumer news tv or newspaper story.

Too bad your realtor was not as good as ours when we bought 18 months ago. She insisted on a home warranty provided by the sellers that paid to even repair preexisting things no matter who broke it. A 60$ charge and the warranty company would fix it. Thanks, Cheryjohns.

Better watch their idiot plumbers, though. One cut a hole in the kitchen ceiling to locate a leak caused by our tile setter. They would only pay $125 for the drywall repair. The tile setter paid the remainder.

Here's what I got from it (although it appears to be a convoluted mess):

Septic tank not inspected until late (buyer's fault). If the buyer was out of the option period, was the seller on the hook, at that point? The regular inspector would have mentioned that it was recommended.

Septic tank replaced, but they broke sprinklers. Buyer and buyer's realtor checked sprinklers just prior to closing and found them to have a problem. Buyer should not have closed without something in writing - and I bet nothing exists.

Why the seller's realtor is somehow responsible for sprinkler repair makes no sense. It's the seller's responsibility to repair something broken by an amendment-dictated repair. However, again I bet there is nothing in writing. If there isn't, just repair the sprinklers and move on.
