Hi,

Does anyone have information about street or home flooding on Beechnut Street in the Meyerland area, especially between South Rice and Renwick. We are first-time home buyers looking at some homes in this area. Also, looking for information from people who live/have lived on a busy street such as the Beechnut stretch mentioned above. What are the most drawbacks in your experience?

Some homes flooded on Beechnut, but not many. This is the perfect time to buy, because you can see if it was flooded.

Living on a busy street is hard with young kids and pets. Parking is an issue when lots of people co e to your house.

My first house was on a collector street, which is like a neighborhood street that has a yellow line down the middle. We never met out neighbors across the street, and it was generally not friendly to be in the front yard. It was, however, a good way to get into the area we wanted to be at a much cheaper price.

Beechnut isn't a street I would want to be on, but there doesn't seem to be a problem selling houses on it (at least in Meyerland), so it's appealing to *someone*. But don't expect a neighborhood feel.

IMO, a Beechnut budget can get you into Westbury, zoned to Parker...that's the direction I would go in, personally.

Just thought I'd answer this for anyone else curious what it's like.

I live between rice and chimney rock on beechnut currently.

Positives:

1. Great schools from k-12. Lovett, Pershing/pin oak, bellaire if you're on the north side of beechnut. Johnston if you're on the south.
2. 10k sq ft lots on the north side that extends an extra 2-3k behind it.
3. Relatively affordable for the neighborhood, 3-400k.

Negatives

1. Parking when you have guests like others have said. But the driveways can easily fit 6 cars on them. You also have the neighbors.
2. Noise especially during evening rush hour. After while you become conditioned to it and basically don't notice.
3. Traffic during rush hour.
4. Do not know neighbors across the street.

I would suggest this neighborhood over the west bury area for the rice range mainly due to bellaire vs west bury high school.
