I'm considering buying near Piney Point Village, and I work downtown. Any suggestions on how to make that commute as painless as possible during rush hour? I was thinking of going Briar Forest to Voss to Woodway, but I'm not used to the area and have no idea how long that would take in the mornings.

Get over to Memorial and go in. It's all residential and moves very smoothly. I use Greenbay to cut over.The whole San Felipe/Voss area is a nightmare. The light at Voss can take forever. Woodway from Sage to 610 isn't fun either.

Time wise, Piney Point and Greenbay area into downtown using that route is about 20 minutes at prime rush hour to downtown. Then tack on getting to the office from Memorial.

I'll second what EA says. That area by Kinkaid has very slow moving traffic during peak times. Woodway is also haivng some construction between Fountainview and Chimney Rock but that should be done pretty soon.

Go down woodway which turns into memorial past 610, then all the way into downtown.

The problem is getting to Woodway from Piney Point. It can literally take 30 minutes to get there.

That doesn't sound right, where in piney point are you talking.

Anywhere that requires you to traverse the Voss\San Felipe\Kinkaid area going westbound. I do this regularly, it is not a good time. I live in the northwest section of Tanglewood and it takes me about 30 minutes to get to Piney Point and Greenbay, sometimes 20 if I am lucky.

I can however go North on Voss to Memorial and take Memorial to Greenbay and cut that in half usually. Both of these examples are either morning or evening in peak times.

It is shorter as the crow flies to go San Felipe to Woodway but lots longer in terms of travel time. The area between Piney Point/Kinkaid/Voss jams up completely in the morning. Also there is lots of traffic on Woodway near the Omni and 610. If I drop my kid at Kinkaid, it is much faster to go across at the light onto Kinkaid School Drive and cut through the neighborhood to Memorial then take Memorial east in through the park to downtown. As others have said Greenbay is also a good cut through. It is a lot better now that school is out but the problem will start up again in August.
