No double, or triple pane windows, or extra insulation will keep out the noise, it may be just a soft humming in the end, but you will notice, and it may, or may not drive you nuts. Just avoid it. If the area had a lot of mature trees, I'd consider it.

I thought you lived in a nice big house with a pool right now? It sounded like you guys were set in stone.

Between Hooks and 99 there's no way. Stay where you are and then buy the dream home instead of hopping around.

Nice big house yes. No pool.

Unfortunately, our family is expanding and wife no longer works.
Downsizing is our best financial decision.

We like the home regardless of the price. I will definetley use that to negotiate.
I guess the best case, is buying the home cheap, and the rest of the community sustains my cheaper home so that I can break even later. The community does average homes in the 300's - low 400's.

If my backyard fence was a sound barrier wall, I would have no issues with buying the home. Other than that, no way.

Right. I live about six streets from 146/225. Thankfully, traffic is just a hum at its worst, but I seriously doubt I'd want to live that close to ANY major roadway, either.

IMHO, the sillier idea was to buy a home with solely the intent on selling and breaking even or thereabouts. Don't bargain on that happening (as in assume the worst) and you should be able to make a better/clearer decision.

When there are so many other homes/communities being built in the area, with so many options that aren't as close to GP, I would not buy a house that was right on top of it.

No for me. I don't think you need to be 2 miles away, but at least say 1/2 mile. I guess it depends on noise pollution too. I live in the city and there's so much traffic noise in general that it drowns out noise from highway, even just a few blocks away, but in a suburb, you'd hear it loud and clear! Your ear will acclimate and tune it out I'm pretty sure, but for a new buyer with virgin ears, I think the noise will turn them off.
