Moved in Houston about 6 months ago and live in sugarland. We love it down here, especially sugarland and are wanting to buy our very first house! But its pretty confusing so I wanted to see if there were any suggestions on where to start. So we have two kids and therefore school, especially elementary is going to be important. I would like to think that we will be in our house for a decade atleast! Therefore it would be ideal to be in an all round good school district from elementary to high. My budget is 180-200 k. We currently live in the river park subdivision and have enjoyed living here, but i am somewhat concerned about the schools since Lamar does not seem to have the best rep from what I read on here. We do like what we see and read about new territory but it seems to be out of our budget. We would of course like a new house but are also open to old so long as it is no more than 10-15 years old and well maintained. We love sugar land but we would also be open to other areas as long as criteria of school is met. Work is at the medical center but I work off peak hours so not too concerned about traffic. Any suggestions of where I should look would be greatly appreciated.

Houston Real estate, Houston homes, Houston Realtors - HAR.com is good website. Since you are already here you might know the zip codes to look for. Also do a search on this forum. There are lots of threads about Sugar land etc. New house for that price range in that area would be somewhat difficult. Good luck

I can't speak to what your target price range will get you in the Sugar Land area. I can speak a bit more to Fort Bend vs Lamar. Some posters dismiss LCISD right away. Admittedly, the schools in Richmond/Rosenberg proper serve more low-income students, but the schools in the rest of the district, especially the newer schools, are highly ranked. I have heard good things about the 2 schools in Greatwood as well as the school in River Park West.

Honestly, I think it will be very difficult to find a home zoned to solid schools in that price range. at best, I have seen homes in settlers park for 220k+. The houses are smaller and older, and are picked up within hours or a day of coming onto the market.

Woodbridge is zoned to drabek elementary and Garcia middle schools --both excellent. High school is kempner, which is a solid school but certainly not in the top three in sugar land. You may be able to find a small home in Woodbridge for 200k, but it will be less than 2000 sq. ft. Sugar grove is another neighborhood zoned to those schools and within your price range, although it is not as nice as other sugar land neighborhoods.

ETA: I just did a search on har for settlers park homes:there are some homes in your price range, but they are very small and 30+ years old.

You may look at New Territory. It is a very good neighborhood that zoned to good school.

That's a tough (low) budget for Sugar Land.

You might still be able to find something in the neighborhoods of Summerfield, Stratford Park, Pheasant Creek, Parke Point. I don't know. It will be an older home though, that may need work. These are zoned to an excellent high school; the reason for the lower prices is they are not technically in Sugar Land city limits, and not a big master-planned community (instead several smaller neighborhoods with their own HOAs and facilities). Someone mentioned New Territory; you might be able to find something on the west side (the less expensive side), but again, it will probably need work. Settler's Park too, but those houses are tiny, and usually very dated (I've been in a few).

Otherwise, I think you're going to have to look outside of Sugar Land. A few of the areas with Richmond addresses zoned to Travis High might be worth a look; once the new Johnson Development starts over there, prices might start going up as the high school further improves.

I can confidently say there is several homes in Sugar Land in his price and age range. Older ones also but yes, some within the 15 year range. Most are north of 59 if that helps.

Also wanted to say, one of the best first places to start is for the OP to get pre-qualified/pre-approved. If that is how he knows his budget then that is great and you have already started. Remember not to go around taking on any big expenses either.

180K - 220K... Barrington Place subdivision, Covington Place, Imperial Woods, many houses within the square of Hwy 90, Main/Burney Road, West Airport, and Eldridge.

Better be ready to move if you find something.

What about that area called Meadows Place close to SL. Aren't the schools really good there. It has its own police force and is a solid lower middle class area.
