Thanks guys! Yea, gentrification is turning Houston upside down. I see it happening in different stages in Montrose and the 3rd Ward especially. You should see the UH area which is in the early stages of transformation into an extension of midtown. I'm not willing to stay in sketchy and run--down areas. It looks like I might have to up my rent minimum or consider apartment hunting in the Medical Center or 610/Bellaire area. If that's not reasonable, well, I can always live this old city of mine cuz Houston is turning into a city where only the people making big bucks will be able to thrive. At least that's what my crystal ball says.

Houston has an arts community. Just very, very small. You know its small when you see the SAME people at different events all the time. LOL.

This.
And actually I might add parts of the east end (near downtown) to that now.
But really, the most "artsy" area has always been Montrose.

I couldn't disagree more.

artsy people usually reside where there is cheap space, often a warehouse area or out of favor area. By the time an area is considered artsy, it isn't cheap. Rare to find cheap dwelling by a gallery.

Either pony up to live by a gallery and coffee shop, or move to a cheap area to find cheap space...and let it appreciate when the hipsters move in.

This is a map of apartments in Houston. You can filter out anything >$700 and see if it is close enough to the artsy areas for you.

Every Last Apartment in Houston - a map of Houston Apartments

Good luck
