I am renting out a house and need to know where to get the rental application form that I can give it to applicants. i am not going trough realtors. Is there a specific form or template i can download?
I would really appreciate it.

perhaps stop by an apartment community and pick one up from them. You can always do your own application off what they have on theirs.

thanks that is what I figured after doing some online search.

next step I am looking for information about background checks.

are there are any credible sites for online screening?

what kid of verification is recommended? Generally Credit history, employment verification and criminal background check are what I heard.

Go to Office Depot - they have a landlord's package for sale - application, lease, etc.

You can go online at TREC and the app, etc. is there - but it specifically states on the form that it is to be used by licensed real estate agents only. Can you use it anyway? Sure, but I would sure hate to have to show up in court later and have them toss it aside because of that legality, if you had to evict.

Talk to a mortgage company to see if they will run the credit report for you for a fee.

OP - look at experian, verticalrent or mysmartmove. the online has end-to-end process for application to lease and also options to make payments.

you can go to ezlandlordforms to writeup a free lease agreements and download

we use residentcheck.com, not sure if they do for individuals as well that rent out property

I wrote my own one using info that I found on various forms I found online. One I found on formblitz was a good start and I supplemented it with some personal information. If you want what I used, send me your e-mail address and I'll send you a word document of my lease.
