Hello All -

I would like your thoughts on before putting in a offer on a home near Rice Village. The home sits right next to a major busy intersection(kirby dr), what % would the property be undervalued to a comparable home about 10 homes away on the same street and sold at 800K.

Define right next? Does the house back up to the street? Is it set back behind a shopping area? Are we talking in West University? The houses south of University do sit right on Kirby and the ones north are behind shopping areas. It will be cheaper for sure. Do you not have a realtor? There are a few one here that will know better than I. Ten houses a way at 800K does not tell me much either. Anyways, they will need more info to give you a better idea. Your realtor should be able to pull the comps even if it is in the past.

Most of the people I know who live in the Rice Village area have no qualms about living against a busy street so it must not hurt too much.
